South Tampa’s New Summer 2026 Restaurants Changing the Map

Drive south on Howard on a Thursday in July and the parking that used to sit open at 6 p.m. is gone by 5:45. Bay to Bay, three blocks off the seawall, has valet cones out where a year ago there was a bank drive-through. Manhattan Avenue smells like brown butter at 8 a.m. None of this was true in March.

Between late March and late July 2026, five rooms opened inside a walkable South Tampa radius that runs from Kennedy down through SoHo, across Palma Ceia, and out to Bayshore Gardens. Individually, they are the kind of openings a resident notes and moves on from. Stacked, they change the working definition of "close enough to walk" for anyone living south of Kennedy. The evening default of driving north to Hyde Park Village, in place for the better part of a decade, is no longer the obvious call.

Five months, five rooms

The chronology matters, because each opening changed what the next one had to be.

The Landon came first, opening in late March at the former 717 South address on South Howard Avenue, a New American fine dining room rebuilt by local restaurateur Michael Stewart with Hell's Kitchen veteran Chef Robert Hesse running the pass, focused on elevated seafood and steaks. Taking over 717 South is not a light gesture. It is one of the most identifiable restaurant addresses in the city, and reopening it as fine dining rather than converting it to something casual signaled that the SoHo corridor still has room at the top of the price ladder.

Fresh Kitchen followed on June 9 at 1719 W. Kennedy Boulevard, marking the brand's return to South Tampa nearly two years after a July 2024 fire destroyed its original South Howard location. The new footprint replaces the former Ducky's Sports Lounge and, at roughly 4,000 square feet, is about double the size of a typical Fresh Kitchen, positioned as a testing ground for menu and store design as the company expands. This is the everyday-lunch anchor of the group, and it is worth knowing because the Ciccio Restaurant Group flagship on Kennedy is closer to the western edge of South Tampa than the SoHo cluster, extending the walkable-lunch radius north.

On May 21, O-Ku opened on the ground floor of Bayshore Gardens at 2909 W. Bay to Bay Boulevard, sharing Indigo Road Hospitality ownership with Maru upstairs but splitting the concept cleanly, running nigiri, sashimi, makimono, chef specialties, and curated omakase alongside small-production sakes and food-friendly wines. Maru itself opened on the rooftop on May 2, 2025, from Charleston-based Indigo Road, with 60 indoor and 30 outdoor seats and a Nikkei menu, so a resident now has two Indigo Road rooms stacked at one address, one for a rooftop cocktail and one for a full sushi service.

Beach House Coffee opened on Manhattan Avenue in South Tampa as a coastal-themed cafe, bakery, and small boutique, with lattes that are already getting local attention — the Toasted Coconut and Banana Bread pours turn up in almost every write-up. The location matters more than the drinks. Manhattan south of El Prado has been underserved for morning coffee that is not attached to a Publix or a chain drive-through.

Howard & Platt landed last, opening on Thursday, July 23, at 301 S Howard Avenue from Disser Hospitality, the same team behind neighboring Sunset Rodeo and the recently-shuttered SOHO Saloon. The menu runs from sushi and crispy rice through smashburgers, steaks, snapper, salmon, and crab-and-shrimp fritters, with a full sushi and crispy rice section, bowls, salads, soups, and shareable appetizers, and a brunch service alongside dinner. Reading the menu, it is clear this room is positioned as the flexible weekend room The Landon is not trying to be.

The Bayshore Gardens stack is the story most residents miss

Two Indigo Road rooms at one address, three blocks from the seawall, is the single change that reshapes a Bayshore Beautiful or Bel Mar resident's calendar most. For years, an evening out for Bayshore residents meant driving north to Hyde Park Village, SoHo, or the Rome Avenue corridor, with the waterfront serving as a morning run and an evening drive-by. That default has quietly broken.

The practical effect is that a homeowner between Rome Avenue and Bay to Bay can now do a rooftop drink and a downstairs sushi dinner at the same building without moving a car. Before May 2026, there was no address in that stretch that offered a comparable pairing. The nearest equivalent was in Hyde Park Village, a 12-to-15 minute drive with the parking search included.

What each room is actually for

Not every opening is meant to compete with every other one. Read across before you assume this is a five-way pileup for the same reservation slot.

Read the table and the argument surfaces on its own. There is no direct overlap. The five openings behave more like a coordinated fill of missing use cases than a competitive scrum.

What this actually does to the drive-north default

Hyde Park Village is not going anywhere. Ro, bartaco, and Meat Market inside the Village continue to do what they do, Bouzy remains the neighborhood's answer to "somewhere for a cocktail and a plate at 10 p.m.," and Giancarlo's absorbs the all-day traffic the Village has historically pushed toward Bayshore or South Howard. Palihouse still has the most comfortable hotel lobby bar in South Tampa for a single drink without a reservation.

But the arithmetic has changed. Before this spring, a resident living south of Bay to Bay had two credible walk-radius rooms and a drive to reach anything else. As of late July, that same resident has The Landon and Howard & Platt on SoHo, O-Ku and Maru stacked at Bayshore Gardens, Fresh Kitchen up on Kennedy, and Beach House on Manhattan. Six rooms, roughly a mile and a half of walkable ground between the northernmost and southernmost, and every one of them either opened or came fully into its own within a fifteen-month window.

The competition, in other words, is no longer Hyde Park Village versus SoHo. It is that a South Tampa homeowner planning a Friday no longer has to choose which corridor. They can now walk one, drive the other, and treat the choice as a question of what kind of night they want rather than a question of which strip has the newer room.

Density is what turns a corridor into a destination. Five rooms in five months on a mile-and-a-half stretch is density.

The thing worth watching from here

Fresh Kitchen's new Kennedy flagship is doubling as a testing ground for menu, operations, and store design as the company works toward a stated goal of 50 locations over the next decade. When a local group treats a South Tampa store as its national template, the message to residents is simple: this corridor is now being watched from outside the market. Combine that with Indigo Road running two rooms at Bayshore Gardens from its Charleston base, and Disser Hospitality opening a second full-service concept next door to its first on Howard, and the pattern is that operators with reach are placing their next bets here instead of adding another Village slot.

For a resident, that is worth knowing for one small, practical reason. The room that opens next in this corridor is likely to be better resourced than the last three that opened in it. The dining decisions a South Tampa homeowner is making this fall are being made against a backdrop that is still tightening.
